What Affects Pricing in Frankfort Specifically

Frankfort’s downtown carries some of the oldest buildings we work on in Central Kentucky, and that shapes pricing more than anything else in the city.

The Old Statehouse Historic District, listed on the National Register in 1980, sits around the Old Capitol, which was built of local stone between 1827 and 1830. The buildings down there are Greek Revival, Federal, Gothic Revival, and Italianate, and that kind of surface gets soft washed so old mortar and paint stay put. That takes longer than a newer job.

South Frankfort, across the river, is its own historic residential neighborhood, so those older houses get the same careful soft wash. Out on the east and west sides you’re mostly into newer construction, vinyl siding and poured concrete that clean quicker since the material doesn’t need the same careful hand.

Frankfort also sits on the Kentucky Bourbon Trail, and Buffalo Trace is right here. Properties near an active distillery can pick up a black fungus on siding and fencing, fed by evaporating alcohol from the barrels. It looks like mold but it isn’t, and it needs a different treatment. We cover it in our bourbon fungus guide if that’s what you’re seeing.

For a rough sense, a newer home on the east or west side with a house wash and a patio cleaning adds up to about $500 to $1,000 at the ranges above.

Common Questions

Frankfort Pricing FAQs

Pressure washing in Frankfort typically lands between $200 and $1,200 depending on the job. House washing starts around $300, roof cleaning around $600, with size and buildup adjusting from there. Historic downtown properties can run toward the higher end since soft washing takes more time than straight pressure.

Pricing in Franklin County doesn’t differ much from Lexington’s. Size, buildup, surface, and access are what actually move the price, and that holds true across the whole area we serve. What changes in Frankfort is the mix of old limestone and brick downtown against newer siding out in the newer neighborhoods.

Historic buildings downtown can cost a little more to clean. Limestone and old brick need a gentler approach than vinyl siding, and that adds time on site. The material is what drives it, more than the building’s age on paper.

We walk the property, check the surface and the buildup, and note how the water will drain on hillside lots. The price is quoted before work starts, and estimates are free.

House washing in Frankfort usually starts around $300 to $500 for a smaller home. Brick and painted wood in the older parts of town need a soft wash, which adds time. Our house washing page explains the method.
