What Affects Pricing in Frankfort Specifically
Frankfort’s downtown carries some of the oldest buildings we work on in Central Kentucky, and that shapes pricing more than anything else in the city.
The Old Statehouse Historic District, listed on the National Register in 1980, sits around the Old Capitol, which was built of local stone between 1827 and 1830. The buildings down there are Greek Revival, Federal, Gothic Revival, and Italianate, and that kind of surface gets soft washed so old mortar and paint stay put. That takes longer than a newer job.
South Frankfort, across the river, is its own historic residential neighborhood, so those older houses get the same careful soft wash. Out on the east and west sides you’re mostly into newer construction, vinyl siding and poured concrete that clean quicker since the material doesn’t need the same careful hand.
Frankfort also sits on the Kentucky Bourbon Trail, and Buffalo Trace is right here. Properties near an active distillery can pick up a black fungus on siding and fencing, fed by evaporating alcohol from the barrels.
