What Affects Pricing in Paris Specifically
Paris has a good deal of stone construction downtown, and that’s the biggest factor in Paris pricing.
Duncan Tavern, near the courthouse square, was built of stone in 1788, and it’s not the only stone structure downtown. Stone cleans differently than brick or vinyl. It’s porous, it can hold moisture and stain deeper than a harder surface, and it takes a gentler hand to bring it back without wearing down the surface itself. The Downtown Paris Historic District, listed in 1989, mixes cut limestone with brick and weatherboard buildings in Italianate, Queen Anne, and Romanesque styles, so we’re rarely running the same method twice in one block.
Out in the county, Bourbon County still has working farms and rural properties. Those usually mean more fencing, more outbuildings, and more ground to cover than a standard in-town lot, and we price those jobs by the actual scope of the property.
Paris also has a distillery, and properties near an active bourbon warehouse can develop a black fungus on siding and fencing, fed by alcohol vapor from the barrels. It looks like mold but it needs a different treatment, one that kills the fungus at the root. A quick rinse knocks the surface growth off for a week or two before it comes right back. Our bourbon fungus guide covers what it looks like and how we handle it.
For a rough sense, a 2,000 square foot storefront area at the commercial range of $0.20 to $0.40 per square foot comes to about $400 to $800.
